About The Money: Build Real Estate Income That Can Outlast Your Paycheck

By Eric Willner, Investor, Coach, and Host of The Real Estate Show, America’s longest running daily radio show about real estate.

Key Points

  • Real-estate wealth comes from multiple potential returns: income, depreciation, amortization, appreciation, leverage, and partial inflation protection.
  • Two complete investment examples demonstrate why investors must calculate net cash flow—not simply compare rent with the mortgage payment.
  • The three-tier Financial Edge plan is simple: save more, make more, and multiply responsibly through systems and productive assets.

SEGMENT ONE — FIRST 12 MINUTES

Welcome to the Real Estate Show – South Florida’s #1 Real Estate Radio Show and America’s longest running daily radio show about real estate. The radio show is called The Real Estate Show, hosted by me, Eric Willner, known as the Voice of Real Estate and founder of America’s longest running daily radio show about real estate and also creator of The Automatic Landlord System for Owning Cash Flowing Real Estate “Profitably and Hassle-Free.” It’s a virtual real estate seminar in every episode.

Today is Thursday, and that means it’s the ATM—About The Money—Edition, where we laser-focus on the financing, cash flow, and wealth-building strategies that turn clarity into confidence and plans into profits.

Our theme continues: Your Job Is Temporary—Your Need for Income Is Permanent: Build Real Estate Income That Can Outlast Your Paycheck.

Here is today’s hook: Did you know purchase-mortgage activity remains 18.9% below last year, even after recent rate relief? If fewer buyers are competing, could a prepared investor negotiate a better price, seller credit, repair allowance, or rate buydown—and turn market hesitation into long-term income?

This is Day 309 and Week 45 of 2026. The year is moving fast. The good news is that real estate can deliver several potential returns—not merely appreciation, but income, depreciation, amortization, leverage, equity, and partial protection against inflation.

Let’s use the first three shows to set the table.

Monday explained why the theme matters. Employment can stop, but living expenses continue. Real estate can diversify income, create cash flow, use responsible leverage, build equity, and become a systemized legacy. A written plan defeats fear and indecision.

Tuesday turned WHY into HOW: calculate essential expenses, measure the income gap, build personal and property reserves, and create a written buy box. Then stress-test each deal, assemble the team, and execute a 90-day plan.

Wednesday anchored the plan in current numbers. Bankrate’s November 4 averages were 7.23% for a 30-year fixed mortgage, 6.61% for a 15-year fixed, and 6.53% for a 10-year fixed. Fannie Mae reported purchase activity down 1.4% weekly and 18.9% annually. Total refinance activity rose 2.5% weekly but remained 63.1% below last year.

Today is About The Money—where we convert clarity into cash-flow strategy and concrete action.

Now, three fresh questions.

Did you know residential rental buildings are generally depreciated over 27.5 years under current federal rules, while land is not depreciable? Have you separated land from building value and coordinated with a tax professional—or are you ignoring a potential deduction?

Did you know principal reduction can grow equity even when market value stays flat? Are you counting amortization as a long-term return while still requiring the property to produce conservative cash flow today?

Did you know mortgage holders now sit on a record $18 trillion in home equity, with about $212,000 of tappable equity per borrower? Renters own exactly zero of that.

Did you know the average credit card APR is about 21%, roughly triple today's mortgage rate? Borrowing to cover a paycheck gap costs far more than borrowing to own an asset.

Did you know property taxes rose 31% and insurance premiums 72% from 2019 to 2025? Renters pay those increases too, through rent, without collecting a dime of the equity.

Did you know Section 1031 can defer recognition of gain when qualifying investment or business real property is exchanged for like-kind real property? Do you understand the strict requirements—or might poor planning turn a potential deferral into a taxable sale?

Now, two mathematical examples. These are illustrations, not promised results.

Example one: a $250,000 rental with 20% down. A $200,000 loan at 7.25% costs approximately $1,364 monthly. From $2,750 rent, subtract $138 vacancy, $220 management, $275 maintenance and capital reserves, $250 taxes, and $180 insurance. Estimated cash flow is $323 monthly.

On $60,000 invested, cash-on-cash return is approximately 6.5%, before appreciation, amortization, or tax effects. The Automatic Landlord System adds screening, leases, collections, maintenance controls, bookkeeping, inspections, reserves, and reporting.

Example two: a $480,000 duplex with 25% down. A $360,000 loan at 7.25% costs about $2,456. From $5,200 combined rent, subtract $260 vacancy, $416 management, $520 repairs and reserves, $500 taxes, $300 insurance, and $150 utilities. Estimated cash flow is $598 monthly.

With approximately $140,000 invested, that is roughly a 5.1% cash-on-cash return before appreciation, amortization, or tax consequences. The duplex also reduces single-tenant vacancy risk: one occupied unit may generate income while the other turns over.

Financial Literacy Month is observed in April, but we believe every month is Financial Literacy Month. Lack of knowledge can lead to expensive debt, foreclosure, failed investments, and inadequate retirement. Knowledge is key—but knowledge must become action.

SEGMENT TWO — SECOND 12 MINUTES

Welcome back to ATM—About The Money.

Why is real estate the IDEAL investment and business? IDEAL is our reminder: Income, Depreciation, Equity, Appreciation, and Leverage. Add amortization and the potential to act as a partial inflation hedge.

Income is rent remaining after all expenses. Depreciation may provide a deduction for the building portion, subject to tax rules. Equity can grow through principal reduction and value creation. Appreciation is possible, not guaranteed. Leverage lets investors control a larger asset, but excessive leverage can destroy cash flow.

Real estate can support retirement because people need housing, appropriate fixed-rate principal and interest can remain stable, debt may decline, and operations can be systemized. Simple does not mean effortless, and safer does not mean risk-free. It means understandable property, conservative financing, adequate reserves, verified demand, insurance, and documented management.

Contrast that with hype. Crypto, options, foreign exchange, and individual stocks can be volatile. Social-media fame is not a financial plan. “No selling, marketing, or customer acquisition” should trigger questions. Salary alone creates concentration risk. Cash reserves, land, metals, businesses, and real estate may each have a role, but none is universally safe or guaranteed. Financial Edge Academy teaches you to verify, document, and decide.

We have also added access to a business-funding review for new and existing businesses. Some programs may evaluate business credit or cash flow without relying primarily on personal credit, but approval is not automatic and terms vary. Text FUNDING to 561-861-2366 to learn the qualifications, costs, and underwriting requirements.

Here are my three deep beliefs.

One: Become a homeowner when financially ready. Two: Put the house in financial order with a written Financial and Life Plan. Three: Build a business or productive asset base that pays you and may offer legitimate tax advantages.

Do those three things correctly, and you move toward the Financial Edge—greater control, options, and freedom.

Our simple Five-Star, Three-Tiered System is Save, Make, and Multiply.

Level One—Save. Keep more of what you already make through tax planning, debt strategy, insurance reviews, expense triage, and improved credit. A dollar you stop wasting becomes a dollar available for reserves or investment.

Level Two—Make. Increase income and invest intelligently. Establish deal criteria, cash-on-cash targets, financing limits, and a written buy box. Do not buy because somebody says the market is hot. Buy because the verified numbers meet your plan.

Level Three—Multiply. Use responsible leverage, equity recycling, qualifying 1031 exchanges, refinance strategies, and portfolio scaling where appropriate. Multiplication without reserves magnifies risk. Multiplication with discipline can accelerate progress.

Consider a buyer who becomes prequalified, follows the buy box, negotiates a seller credit, closes with reserves, and installs the Automatic Landlord System. Cash flow begins, principal amortizes, and allowable depreciation is documented. A future refinance is optional—the deal does not depend on it to survive.

Here is your action playbook:

  1. Text EDGE to 561-861-2366 and request the next Financial Edge invitation.
  2. Get prequalified. Document income, assets, debts, credit, and buying power.
  3. Write your budget, property criteria, target neighborhoods, income goal, and exit strategy.
  4. Assemble your agent, lender, inspector, property manager, insurance adviser, attorney, and tax professional as appropriate.
  5. Run payment, debt-service coverage, cash flow, after-tax considerations, and reserve requirements.
  6. Make disciplined offers that fit the buy box; negotiate price, repairs, credits, and rate buydowns where permitted.
  7. Own it professionally. Track collections, vacancy, expenses, maintenance, reserves, and annual performance—then scale with clarity.

Everyone is IN real estate—either owning it or paying someone who does. With clarity and a plan, you can overcome fear and move from ON real estate to IN real estate.

Tomorrow is our Friday Weekly Wrap-Up. We will connect the entire week—from Monday’s WHY and Tuesday’s action plan to Wednesday’s mortgage intelligence and today’s money math. If your paycheck stopped, what would keep paying you? Tomorrow, we bring the answer together and give you the weekend action plan. Do not miss it.

Thanks for listening. Don’t just listen—use our show to get started in real-estate investing. Tune in every weekday; it’s a literal seminar in every episode of The Real Estate Show. Join our workshops—they’re built for you.

It’s a stone-cold fact—real estate is the best investment. Period. It’s the IDEAL Investment. Real estate may help replace or multiply income over time, but no result is automatic or guaranteed. Get educated, buy carefully, operate professionally—and get yours today.
