Today's National Mortgage Interest Rate Trends On Wednesday, February 19, 2025, the current average 30-year fixed mortgage interest rate is 6.92%, up 1 basis point over the last week. If you're in the market for a mortgage refinance, today's current average 30-year refinance interest rate is 6.91%, remaining stable over the last week.

Despite the Federal Reserve’s series of rate cuts, including a quarter-point rate cut in December, mortgage rates are pretty much flat. The rate cut pause doesn’t directly affect mortgage rates; instead, other factors, including the 10-year Treasury yield, influence them.

Weekly Mortgage Demand Drops 6%, as Homebuyers Remain ‘On the Fence’

  • The average contract interest rate for 30-year fixed-rate mortgages decreased slightly to 6.93%.
  • Applications to refinance a home loan dropped 7% for the week but were 39% higher than the same week one year ago.
  • Applications for a mortgage to buy a home fell 6% for the week but were 7% higher year-over-year.

Housing affordability continues to weigh on potential buyers, and economic uncertainty, especially regarding the effect of potential tariffs, is only adding to the pressure.

Renter Affordability Has Improved – Here’s What’s Behind the Trend

  • Higher supply of available units for rent is fostering a renter-friendly market in the U.S.
  • But it might not last—on top of low profitability, construction companies are facing uncertainties.
  • Homeowners' wealth increased significantly over the past 33 years, while renters saw much smaller gains.

Renters should reap the benefits of a lower-cost rental market while they can. But this renter-friendly market is not going to last forever. With construction activity slowing down, rents will likely rise again.

U.S. Homebuilders Raise Alarm Over Tariffs as Sentiment Falls to a 5-Month Low

  • Sentiment among the nation’s single-family homebuilders dropped to the lowest level in five months in February.
  • The drop was largely due to concern over tariffs, which would raise homebuilder costs significantly.
  • Sales expectations in the next six months took a major hit.

Homebuilder sentiment has been declining due to increased mortgage rates and high costs, reducing affordability. Builders are already facing elevated mortgage rates, and affordability is a growing challenge for buyers.
