Midweek, we got into the hard data. Interest rates and mortgage trends play a huge role in both fear and opportunity.

•  30-Year Fixed Rates averaged 6.31%, unchanged for three weeks — stability = opportunity.
•  The 10-Year Treasury Yield ticked up to 4.15%, showing cautious optimism.
•  15-Year Fixed Rates hovered at 5.63% and 10-Year at 5.59%.
•  The top lender offers were at 5.84% for qualified buyers.
•  Mortgage applications dipped slightly, but investor activity surged — showing that pros are buying while fear holds others back.
•  New construction continues to offer incentives like rate buydowns and closing cost credits — prime opportunities for savvy buyers.

 Whether you need a mortgage now or plan to in 2026, the time to prepare is now, not when you find the property.
