Today’s Mortgage Market Update

According to BankRate.com, as of Wednesday, January 29, 2025:

  • The current average interest rate for a 30-year fixed mortgage is 7.01%, decreasing 7 basis points over the last week.
  • For homeowners looking to refinance, the current average 30-year fixed refinance rate is 7.02%, also down 7 basis points from last week.

Mortgage rates have been fluctuating despite the Federal Reserve’s rate cuts. The reason? Mortgage rates are largely influenced by the 10-year Treasury yield rather than the Fed's direct actions. For buyers, this means being prepared with a pre-qualification (PQ) is more important than ever!

Market Trends & Mortgage Demand

Recent reports indicate that mortgage demand is declining despite stable interest rates:

  • Applications to refinance a home loan dropped 7% for the week but remain 5% higher than a year ago.
  • Applications for home purchase loans fell 0.4% from the previous week and are 7% lower than the same week last year.

The Wealth Gap Between Homeowners & Renters

According to the Urban Institute, the median wealth gap between homeowners and renters was nearly $390,000 in 2022, with the average gap exceeding $1.37 million. The key takeaways?

  • Homeowners build wealth at a significantly faster pace than renters.
  • Rising housing costs make it harder for renters to save and invest.
  • Increasing housing supply is critical to closing this gap.

What’s Next for Interest Rates?

Despite speculation, the Federal Reserve is expected to hold interest rates steady at its next meeting. While some voices, including former President Trump, are calling for immediate rate cuts, the Fed remains cautious. What does this mean for you?

  • Credit card rates remain near all-time highs (over 20% APR).
  • Mortgage rates have stabilized around 7.06%.
  • Auto loans continue to be expensive, with the average rate around 7.47%.
