Let’s break down 8 Steps to Real Estate Wealth: A Modern Approach to Financial Freedom with two examples.

  1. Example 1: Single-Family Home Investment
    Imagine buying a $250,000 rental property. Following the 1% Rule, you’d aim for $2,500 per month in rental income. Over 10 years, assuming modest appreciation of 3% annually, that property could be worth $335,000 while generating $30,000 annually in cash flow. That’s over $150,000 in cash flow in five years, excluding tax benefits!
  2. Example 2: Multi-Family Property
    Purchase a fourplex for $500,000. With each unit renting for $1,250/month, that’s $5,000 in total monthly rent. Over 10 years with the same appreciation rate, the property’s value would grow to over $670,000, generating over $400,000 in cash flow and equity growth combined!
