Radio Show Notes 9/19/19 Thursday- 5 Steps to Choosing The Right Tenant Using The Automatic Landlord Process

It’s a great time to be a landlord! It’s even better when you experience the Automatic Landlord’s hassle-free system at work providing a good tenant, good relationship, and a profitable outcome. This starts with screening for the right tenant to occupy your property. Here are The 5 Steps to Choosing The Right Tenant

The Automatic Landlord’s Five Steps to a Good Screening Process and a Good Tenant begins with step 1.

Step 1: First Contact - The prospective tenant calls or emails you for more information about a property and the terms. Ask some pre-screening questions to make sure this prospective tenant isn’t going to waste your time. What are they looking for? What MUST they have in their next house. How much do they make per month. It is not advisable to let them spend more than half of their income on rent. These are just some of the critical questions to ask?

Step 2: The Showing – Let’s say the prospective tenant has passed Step 1. Now, you’ve scheduled to show the property and you or your property manager will meet the prospective tenant(s) face-to-face for the first time. Observe everything. Listen well. Are they sincere and open or are they combative and secretive? How do they act? Do they look like they take care of THEIR things, cars, clothes, etc? Watch out for these tenant red flags.

Step 3: The Application - Your prospective tenant is still interested and so are you. Have them fill out an application that includes references from prior landlords and employers. Always run a credit report and criminal check. This can also be very automated. Are they open to technology? Comfortable with online payments?

Step 4: Approval Process - This tenant seems like a good candidate. Accept him or her and gently decline all other applicants. Until you have a signed lease AND a Deposit, though, you’re not done screening. Have good documentation and notes all the way!

Step 5: Lease Signing - You and your prospective tenant(s) are ready to sign a lease. Go through the lease with him or her carefully and make sure all the rules are completely understood. Think of this as training and education time for your tenant. It’s a valuable opportunity to determine if this relationship will work and be a good one. It’s not too late to rip up the lease if things aren’t going well, even at this point.
