“Technology Is Your Friend In Real Estate” continues to be the focus of The Real Estate Show this week. We also introduced a new buzzword in the marketplace – “Fintech” or   Financial Technology. 

We covered Proptech and what that entails on Monday and gave you more Technology Is Your Friend In Real Estate tips on Tuesday. We loaded you with facts and shared our recent real-life experiences on Wednesday. So now are you ready for our Back To School In Real Estate conversation focusing on financing and technology (Fintech) on our Thursday ATM edition?. I hope so, because no conversation these days about real estate and financing would be complete without the mention of new technology features available to the process. 

Technology Is Your Friend In Real Estate, and so is the case for financing. Moreover, Financial Technology, or fintech, is the new buzzword all over Wall Street. It did not just start now, but more and more companies are inventing technological ways to do financial transactions, loans and banking processes that are radically changing the financial services and real estate industries.

The markets are in a state of disruption because Fintech is cutting out the middle man in a wide variety of real estate transactions, and this is causing traditional lenders, buyers and even investment groups to take notice. Both lending and borrowing are now faster processes, with fewer delays and lower costs. In addition, consumers have shortcuts for financing, finding  and tracking properties and closing deals.

Investing in fintech real estate companies can be another semi-speculative way for investors to participate in this market disruption. The new wave of technology must shake out the winners and losers until there are clear winners. We prefer to participate directly by investing in real estate and using the products that make it better.

Technology Is Your Friend In Real Estate, but technology can cut both ways. One company to really watch is  Zillow Group Inc.. Zillow (Z) provides buyers with information on housing availability, pricing and financing. It also gives sellers a direct line of communication with potential buyers. The company deals with both home ownership and rentals.

On the show we talked about how Zillow reported a steady rise in quarterly earnings and revenue for several years, since October 2016, often it surpassed analysts' estimates. However, revenues have been flat over the last year and the company has been reporting negative operating income.

Technology Is Your Friend In Real Estate, but is Zillow your friend? Agents are now wondering if Zillow is their friend, as they expand out of just providing information, enter the mortgage and real estate market as investors, and providers. Zillow has not replaced real estate agents so much as it has made their jobs easier. The platform is quickly becoming the go-to place for real estate companies that have properties for sale.

Buying shares of Zillow at this point would be based on the conviction that fintech is going to be the primary way real estate transactions are handled in the near future. In this case, Technology Is Your Friend In Real Estate.
