Radio Show Notes 2/24/20 Monday – Leap into Leap Year Success in Real Real Estate – The Time is Now – Here’s Why!

Today on The Real Estate Show, Radio Show Host, Eric Willner, discusses the topic of “Leap Year”. Leap year marks n exciting time on the calendar. Even Google has celebrated the 29th of February each year since it existed, by giving the date that only comes around once every four years -  its own doodle.

The reason that February 2020 has an extra day is due to planetary orbits.

According to the Gregorian calendar, the most widely used calendar across the globe, it measures a year to be 365 days - following the time it takes for Earth to orbit around the Sun. However, the earth's orbit takes 365.24 days to complete its solar orbit and an extra day every four years is added to keep calendar seasons synchronised with solar seasons. February was chosen as the month to have the leap day as it is the only month without 30 or 31 days.

February is also a good month EVERY year to leap into real estate, as it is historically a slow month, prone to good deals and motivated sellers. Starting out with offers in February also means deals typically close 30-45 days later landing you in spring when the market begins to perk up again. 

Pair those factors with incredibly low mortgage rates we are experiencing now, and you have a Leap Year Real Estate Winner ! Mortgage News Daily writes:

“Mortgage rates continue to carve out the unlikeliest of victories in 2020 with significant help from coronavirus.  The epidemic has taken a year that was almost certain to start off with a steady move toward higher rates and turned it into one of the strongest starts on record.  In fact, when it comes to the combination of ground covered and levels achieved, no other year has started off any better.

Other years have seen a similarly big drop in rates during Jan/Feb, but there aren't many.  Of those years, 2016 was the only one to remotely match the rates we're currently seeing.  Unless tragedy strikes the mortgage world by the end of this week, 2020's late February rates will be roughly 0.25% lower than they were in 2016.”

National Mortgage News also weighed in, saying: “For the first time in 15 years, fewer than 2 million mortgaged properties lie in default or foreclosure status as of the end of January, according to Black Knight.

Furthermore, the mortgage delinquency rate, measured as loans at least 30 days late on their payment but not yet in foreclosure, was the lowest for any month since Black Knight started tracking this data in 2000, its First Look report noted.” The February Leap Year Real Estate Market looks to be even better.
